Local land charges search fees increased on 1 January 2024. 

Local land charges are rules about the land your property is on and will affect any later owner of the property too. 

A local land charge search – usually requested by your solicitor – gives you details you need to know about the property you are buying.

About searches

Full searches can tell you about restrictions on planning that may affect the property. The Local Land Charge Search (LLC1) Register lists all the land charges on the property.

The Con29R search will also tell you extra information about upcoming decisions, planning applications that have been turned down or service charges that are applied to the property.  

For example, a local land charge search could show that:

  • a loft extension, built three years ago, doesn't have planning permission and may have to be put back to its original state
  • there is a financial charge that you need to pay to the council as the owner of the property.

Usually solicitors apply to us and we try to find out whether there are any legal restrictions which may affect the property. We bring all the information together in a local authority search, a legal requirement when buying any land or property.

In line with His Majesty's Revenue and Customs (HMRC) guidance we apply VAT at 20 per cent to our CON29 search fees. LLC1 search fees are not subject to VAT.
